The Orchard City

Campbell, nestled in-between the San Jose neighborhoods of Willow Glen and West San Jose and just north of Los Gatos, was named because of its history as a center for shipping fruit in the late 1800s. The drying grounds and canneries made Campbell an important rail center and allowed for its growth and transformation into a centralized downtown. The Pruneyard Shopping Center was named after the prune yard drying grounds. The Pruneyard now serves as an entertainment and dining hub, with many upscale restaurants, dessert shops, and a boutique dine-in movie theater.

The old commercial heart of Campbell is along Campbell Avenue, which now serves as the downtown area. Here you’ll find cafes, gift shops, restaurants, and mom-and-pop stores. The Community Center has a large weekly farmer’s market every Sunday morning. The majority of Campbell is a family-oriented suburban community with a smaller population than some of its neighboring cities. Single family homes can be quite expensive in the area, ranging anywhere from $1 million to $2 million depending on the size of the house. Properties tend to be slightly larger in size than some more congested cities in the South Bay Area, and therefore more expensive, but you gain the relaxed suburban feel within neighborhoods.
