The One 90 Community is located in San Mateo, a city about midway between San Jose and San Francisco. This is the PERFECT location to be able to easily travel between Silicon Valley and San Francisco and experience the best of both areas whenever you want.

San Mateo has a large downtown area with over 800 shops and restaurants, built into the historic buildings of the area. The area was greatly influenced by the Japanese-American community, so the downtown area features many Japanese restaurants and shops. A major source of entertainment in the area is the 12-screen movie theater. The area is very walkable, but if you want to go further, public transportation is a breeze with the San Mateo Caltrain station.

Parks & Amenities

Central Park, located downtown, is probably the most well-known park in the area. Central Park features tennis courts, picnic areas, playground, a baseball field, a recreation center, a miniature train, and a Japanese Tea Garden. For a bit of excitement, the Tea Garden has koi feeding in the spring and summer!

Coyote Point Park is near the border with Burlingame and on the San Francisco Bay. It is a 670-acre regional county park known for its ideal location for windsurfing and sailing. Also within the park is CuriOdyssey, a children’s science playground and zoo. Take your children to see and learn about their collection of animals. If you’re up for a hiking or biking challenge, the Bay Trail can be accessed at Coyote Point. The Bay Trail connects most of the cities of the peninsula. Bordering the San Francisco Bay, the trail extends around the entire Bay!

Shopping areas in San Mateo include downtown, but also the Hillsdale Shopping Center, a huge upscale shopping mall. There are both big-box stores like Macy’s and Nordstrom, and all your favorite smaller boutiques like Banana Republic, lululemon, Victoria’s Secret, MAC and Sephora. There are many restaurants to choose from and coffee shops for quick pick-me-ups.

The One 90 Community

Exterior of Borelle Plans

The One 90 Community when fully completed will be a collection of both the “Slate” 3-story townhomes and the “Borelle” single family homes nestled into a picturesque and convenient location between Silicon Valley, San Francisco, and the East Bay. A short distance from the Caltrain, 101, and the San Mateo Bridge, commuting will be easy for whatever direction you are heading. Downtown San Mateo is just a 10 minute drive away for some local restaurants and boutiques. Grocery shopping is only 2 miles away with your choice of Trader Joe’s, Costco, Whole Foods Market, or Target.

The developed community will have many shared features to enjoy. A community garden area will have raised planting beds for members of the community to try their hand at gardening. The open lawn will have a children’s play area and a dining section with outdoor grills. Paths throughout the community will have peaceful views, including the creekside path next to Borel Creek. An off-leash area for dogs will be shared by the community as well.

Proximity to Tech Companies

Because San Mateo is further up the peninsula – about midway between Silicon Valley and San Francisco – it is a bit further from the tech companies of the valley. However, it’s a great benefit to be closer to all the excitement and social scene of San Francisco! You still get to remain a short commute away from tech employers:

  • Google: 20 minutes
  • Apple: 30 minutes
  • Facebook: 17 minutes
  • Netflix: 32 minutes
  • eBay: 38 minutes
  • Juniper Networks: 23 minutes
  • Yahoo: 25 minutes
  • Linkedin: 23 minutes
  • Cisco Systems: 31 minutes
  • NetApp: 24 minutes

Plan 1

The main living space is a very open concept floor plan with a spacious kitchen and living area that transitions into a relaxing backyard area beyond sliding glass doors for a seamless indoor/outdoor experience. Upstairs, the master bedroom has a walk-in closet and an attached dual-sink bathroom with a soaking tub. The other bedrooms have smaller closets and a shared bathroom between them.

The extra square footage that Plan 1 lacked was added into the bedrooms upstairs in Plan 2. The bedrooms on the second floor all have walk-in closets, and both bathrooms have a dual-sink setup with plenty of space.

Additionally, there is a small laundry room with side-by-side appliances at the top of the stairs, and a two-car garage pre-wired with electrical vehicle charging stations.
