Location

Sunnyvale is the second biggest city in the South Bay Area by population, second only to the sprawling San Jose. It is home to an extremely high number of tech companies including Yahoo!, Linkedin, Juniper Networks, and NetApp. It also prides itself on having a high concentration of parks, and is constantly revamping and improving its downtown area to add new stores, entertainment, and excitement.

Housing in Sunnyvale varies from multi-story townhomes and condominiums, to multi-million dollar single family homes. Because the city has such a long history, different housing styles are abundant as they were crafted in different style eras. Areas like downtown Murphy Street and the Heritage District try and retain that historical feel, while new developments are interspersed with a modern style. Blended together, Sunnyvale makes a perfect mix of old and new!

Ov8tion is located near the eastern border of Sunnyvale, close to major highways to ease commute times and transportation.

Parks & Amenities

The biggest draw of Sunnyvale is its quaint downtown, located on Murphy Street. Lined with picturesque boutiques, restaurants, and cafes, Murphy Street lets you stroll around to shop or dine at your leisure. Every Saturday morning the downtown area transforms into a local farmers market. Occasionally during the summer, musical performances are set up in the street to enjoy as well! Check the downtown website for updates and news about when events are occurring.

Though a lot on Murphy Street has historically remained the same, elsewhere around the downtown area is constantly transforming and updating, the most notable new additions being the Whole Foods and the AMC Dine-in movie theater. New retail spaces are being planned and added, as well as office buildings and outdoor park areas as well.

Ov8tion is located only a short drive away from downtown, but closer to the community itself are many parks, grocery, and other entertainment. Just across the city border into Santa Clara, there is another AMC theater and a shopping area including a Walmart and a TJMaxx and a few restaurant options. Additionally, there is a Costco a short distance south of the community for all your bulk grocery needs.

For a unique experience, visit Planet Granite, a rock-climbing gym a few blocks away, or take skateboarding lessons at Fair Oaks Park. If you’re just out for a stroll, Swegles Park is a nice park in the community for a quick walk around.

Created by Taylor Morrison, the new Ov8tion community is comprised of 107 townhomes with three different floor plans, all featuring 3 bedrooms and 3.5 bathrooms, and a 2-car attached garage.

Plan 1

Plan 1 is the smallest – but with 1,807 living square feet there is NO WAY you will feel like this is “small” at all! We love the features of this home, from the beautiful appliances and modern tile work, to the unique color palette.

The first floor features a bedroom suite with bathroom, and an attached two-car garage including a tankless water heater located within the garage. The second floor opens to the open floor plan great room, including dining and living, and a kitchen with a large island. Off of the kitchen is a laundry room with side by side washer and dryer, and a half bathroom. The living area opens with sliding doors to a large deck. The third floor has a huge master suite with attached bathroom and dual-sink vanity. A large walk in closet is included in the master bathroom. The other third floor bedroom also has an attached bathroom with a tub, and a walk-in closet.

Plan 2

Plan 2 is 1,942 living square feet, similar to Plan 1 but with slightly more square footage added to your living room and third floor bedrooms. The styling of this plan is bold and unique!

The first floor features a bedroom suite with bathroom, and an attached two-car garage including a tankless water heater located within the garage. The second floor opens to the open floor plan great room, including dining and living, and a kitchen with a large island. Off of the kitchen is a laundry room with side by side washer and dryer, and a half bathroom. The living area opens with sliding doors to a large deck. Notably, the columns of the deck feature a different style than in Plan 1.

The third floor has a huge master suite with attached bathroom and dual-sink vanity. A large walk in closet is included in the master bathroom. The other third floor bedroom also has an attached bathroom with a tub, and a walk-in closet.

Plan 3

Plan 3 is the largest of all the plans at Ov8tion with over 2,056 of living square feet! The details in this plan are exquisite; no expense was spared!

The first floor features a bedroom suite with bathroom, and an attached two-car garage including a tankless water heater located within the garage. The second floor opens to the open floor plan great room, including dining and living, and a kitchen with a large island. The kitchen has a slightly larger island than the other two plans. Off of the kitchen is a laundry room with side by side washer and dryer, and a half bathroom.

Because the Plan 3 is a corner unit, there are windows in the dining and living room, unlike the other plans. This allows for so much more natural light! The living area also has the same sliding doors that open to a deck.

Our favorite area is probably the master bathroom – the extra square footage definitely shows in the bathroom with an extra vanity table, spacious shower, and enormous walk-in closet with a window for natural lighting. Your bathroom might end up being your favorite room too! The other third floor bedroom also has an attached bathroom with a tub, and a walk-in closet.
